HOW IT WORKS
WE VISIT YOUR PROPERTY
We visit and survey the property with its owner (YOU!) to review any improvements that need to be made and note any essentials that need to be purchased. We compile our notes and provide you with a cost estimate for our list of recommendations that will bring your property up to our Airbnb standards. We pride ourselves on our ability to work within most budgets – we can be thrifty or refined, just let us know what works for you!
YOU DECIDE IF YOU’D LIKE TO WORK WITH US
It’s our goal to show you that we can provide quality customer service and create more income for you with no sweat off your back. We “Care for your Cottage” so you don’t have to! Our initial meeting and drawing up a cost estimate for our recommendations is FREE of charge because we want to make our services work for you. If you end up deciding that our services are not a fit for your property, it’s no problem! We hope we can work together in the future!
WE PREPARE YOUR HOME
We follow through on our list of recommendations by setting up your home with all the necessities and make it feel welcoming and look its best! We also have it professionally cleaned in preparation of your first guest.
WE CREATE YOUR PROPERTY LISTING ON AIRBNB
We list the property on Airbnb, upload our professional photography of the property and write an appealing detailed description of your space so that we attract the best guests (and plenty of them!) If you already have a listing, we will revise it and polish it.
WE CREATE A CUSTOMIZED GUIDE BOOK
We create a custom-designed Guest Guidebook specifically about your property and the surrounding area. Guests will feel fully informed about the property’s rules, their point of contact throughout their stay (US!), how to work each appliance in the home as well as suggestions for restaurants and things to do in the area.
WE MANAGE ALL ASPECTS OF RESERVATIONS
We promptly respond to all property inquiries, booking requests and guests’ questions ASAP.
WE ACT AS ‘GUEST SERVICES’
We greet guests when they arrive and we leave specific instructions on where to leave the home’s keys when they depart. Since we are local, we personally make ourselves available for communication with visitors 24/7, so that you never have to! We are very punctual when it comes to any question or requests a guest might have because we believe questions should be answered instantaneously and problems should be resolved as soon as they arise.
WE SURVEY THE HOME UPON EACH CHECK OUT
After each guest checks-out, we personally assess the property to ensure there is no damage to the home. In the event the home is left in disarray or is damaged, we inform you, we file a complaint with Airbnb, keep you informed throughout the process and we come to a resolution that satisfies you – after all, YOU are OUR client, and our goal is to keep YOU happy! Keep in mind that accidents do happen, but where there is a problem, there is also a resolution.
THE PROPERTY IS CLEANED AND RESTOCKED
In between guests, the property is professionally cleaned and necessities are restocked as needed so that each guest has a top-notch experience!
WE SEND YOU MONEY
We manage all funds and send you money each month along with a detailed breakdown of basic expenses – you’ll know where each dollar goes, from supplying more coffee for the kitchen to cleaning charges between visitors.
We charge a flat rate of 20% of rental income. We do not include taxes in that calculation (so we don’t charge you on tax income). Supplies are charged separately at our cost (we deduct it from your monthly payout).
